How many guests can your Miami villas sleep?

Our collection runs from 12 to 24 guests. Every listing shows the exact bed and bathroom count, and the concierge desk can tell you how the bedrooms are actually distributed — which matters more than the headline number when you're splitting a house between couples, families and friends.

Is it cheaper to book direct than on Airbnb or Vrbo?

Accepted Answer

Yes. Booking direct removes the platform service fee that marketplaces add at checkout, which is typically 12–15% of the total. The villa, the team and the standards are identical — you're just not paying an intermediary to introduce us.

Where in Miami are the villas located?

Most of our villas are in North Miami — close to everything, about 10 minutes from the beach and 20 minutes from Downtown Miami. We also have two villas in Fort Lauderdale.

What is included in the concierge service?

Accepted Answer

It's included with every stay at no extra cost, 24 hours a day. Yacht and boat charters, chauffeured cars and airport transfers, private chefs, restaurant reservations, club and event access, grocery pre-stocking, and anything that goes wrong at 2am.

Are the villas good for group trips with family and friends?

That is exactly what they are built for. Every home is set up for a group — bedrooms that split fairly, dining tables that seat everyone, and back yards made for time together: soccer fields, giant chess, heated pools, outdoor theaters and fire pits. Birthdays, family reunions and company retreats all feel at home here.

What are the check-in and check-out times?

Check-in is from 4pm and check-out is 10am. Early check-in and late check-out are often possible depending on the turnover that day — ask the concierge and we'll tell you straight away rather than leaving it to the morning you leave.

What is the cancellation policy?

Accepted Answer

Cancellation terms depend on the villa and the season, and are shown in full before you pay. Peak dates such as Formula 1 week, Art Basel, New Year and Spring Break carry stricter terms and longer minimum stays.

Do you require a security deposit?

Accepted Answer

Yes — a refundable deposit is held against the booking and released after check-out once the villa has been inspected. The amount is stated up front and varies with the size of the home and the length of stay.
